Dated decor and a yard thatтАЩs either overgrown or barely big enough to kick a footy тАУ thatтАЩs essentially what a $1m budget will get you in MelbourneтАЩs inner-ring house markets these days.
With the cityтАЩs median house sale price exceeding the million-dollar mark for the first time earlier this year, the types of homes the once-lofty budget can secure are dwindling.
But a realestate.com.au search suggests there are still a few gems out there тАУ among them plenty of pads with potential for a transformation, should your budget extend a bit further for a reno.

24 Faraday St, Carlton
Price guide: $1m-$1.1m
A must-see for anyone who loves exposed brick, this angular townhouse is being marketed as having тАЬits own inimitable sense of styleтАЭ.
The brown-brick facade is replicated in the internal walls, while tiles of a similar colour make up the flooring in the open-plan living, dining and kitchen space.
This homeтАЩs location is gold, though тАУ itтАЩs on the Carlton and Fitzroy border, tucked around the corner from major stretch Nicholson St and walking distance to the Rathdowne and Brunswick eat streets.
CoreLogic records show the pad on a tiny 73sq m block last sold for just $7300 in 1980.
Nelson Alexander Carlton North is due to auction it on July 17.
16 Queen St, Williamstown
Price guide: $1m-$1.1m
A red-brick facade adorned with pink window shades and white detailing is sure to turn heads at this Williamstown address.
Its interior is also dated but generously sized, with a floorplan stretching over two levels and containing two living, dining and kitchen areas, three bedrooms, two bathrooms and a double garage.
Jas Stephens Yarraville is marketing it as being тАЬjust a hop, skip and jump from Ferguson St shops and Nelson Place diningтАЭ and тАЬa short strollтАЭ to the Williamstown waterfront.
The 284sq m property has a July 24 auction date.
47 Alfred St, Port Melbourne
Price guide: $1.1m-$1.2m
A buyer will be able to move straight into this single-fronted house with a modern тАУ but petite тАУ floorplan, featuring an open-plan living, dining and kitchen space that opens out to a back deck.
There are also two bedrooms at the front and a bathroom and a European laundry at the back.
Polished floorboards and open fireplaces retain some period charm at the property on a 107sq m block, which is set to go under the hammer on July 10 via Buxton Port Phillip.
43 Alma Tce, Newport
Price guide: $1.05m-$1.15m
Green sliding glass doors, and matching benchtops, add a pop of colour to his cream-brick Newport pad being marketed as a тАЬgood home (on) great land (in an) unbeatable locationтАЭ.
The suburban classic could do with a facelift, but its north-facing corner block of 355sq m should appeal to buyers.
Compton Green is due to auction the property on July 24.
115 Hutton St, Thornbury
Price guide: $1.4m-$1.45m
While priced higher than the other properties here, this California bungalow near Merri Creek does offer a larger slice of land at 458sq m.
But that block is covered in patchy grass, dead plants and cracked concrete.
The yellow and blue-walled interior could similarly do with some work тАУ hopefully including removing the brown carpet.
The renovatorтАЩs delight is scheduled to go under the hammer, via Jellis Craig Northcote, on July 10.
