Montmorency has been named as one of MelbourneтАЩs most in-demand suburbs.

The popularity has been driven by people looking for larger properties post-Covid lockdown.

This space could be yours for $1.116m-$1.23m.

Homes in the cityтАЩs north also made the list with Fitzroy North and Northcote receiving 13,306 and 13,209 hits each, showing the scope of the citywide property boom.

Meanwhile, units in Mulgrave and St Kilda West brought in the most clicks for their property type, with 5509 and 5394 views respectively.

Parkdale (5132), Rosanna (4978), Bayswater North (4703) and Mitcham (4643) werenтАЩt far behind.

Realestate.com.au chief economist Cameron Kusher said the list was тАЬa bit of a mixтАЭ of suburbs and reflected the move to more lifestyle-centric properties.

тАЬIf you looked at this 18 to 24 months ago you would get a pretty different result,тАЭ he said.

тАЬYou would still have Albert Park and Fitzroy North тАж (but) we have definitely seen this push to outer areas since the pandemic, which is driving areas like Blairgowrie and Montmorency.

тАЬMoving to the outer suburbs, to bigger lot sizes, has become more attractive.тАЭ

He added that the suburbs and outer-city areas had become more popular for units, with people moving away from traditional inner-city high rises.

No. 1/1A Campbell Grove, Northcote, is also up for grabs.

The townhouse is in the heart of MelbourneтАЩs trendy north.

And offers spacious open-plan living.

Jellis Craig northeast group director Scott Nugent said he wasnтАЩt surprised that Montmorency, where 14 Wattle Avenue is currently listed for sale, had beaten out more traditionally popular suburbs to make the list.

тАЬItтАЩs like a little country community just 18km from the city but with all the conveniences,тАЭ he said.

тАЬItтАЩs a combination of lifestyle and affordability тАж thereтАЩs good quality schools and itтАЩs one of those places where you can go to the coffee shop and they know your name.тАЭ

Mr Nugent said he had noticed a shift in where buyers were coming from in the past 12 months with more people moving from areas like Northcote, Fitzroy and Ivanhoe.

He added that, on average, they were seeing about three bidders at each auction and about 50 to 60 people inspect a property.
