Noosa home bought for $2.1m, sold for over $17m

The owners have been rewarded with a higher price after passing up a $17.1m offer at auction.


A couple that made Noosa their home after buying a riverfront house for $2.1m have mixed emotions leaving after the stunning property sold “well in excess of” $17.1m.

The couple had paid $2.1m for the property at 33 Mossman Court, Noosa Heads, 22 years ago, then put in a $1.8m extension 12 years ago before deciding to take the home to auction in the hottest market on record in Queensland.

33 Mossman Court, Noosa Heads, passed in at auction earlier this year at $17.1m, and has now sold ‘well in excess of’ that figure, according to Tom Offermann Real Estate.


The property has a private beach.


Tom Offermann of Tom Offermann Real Estate confirmed the house sold in long post auction negotiations, after it had passed in with a final auction bid of $17.1m earlier this year.

He said after protracted negotiations “a sale price well in excess of that number was achieved”.

The final price, which was negotiated by veteran real estate agent Mal Cox of Tom Offermann Real Estate, would not be disclosed until after settlement.

Mr Offermann said the sellers were satisfied with the price, and after living there for 22 years they will have mixed emotions about leaving.

33 Mossman Court, Noosa Heads, is on an 810sq m block in a highly desired street.


The home has strong indoor-outdoor flow.


“Mossman Court has been the scene of fast paced redevelopment with about a dozen homes that were built last century recently replaced with superbly modern homes,” he said.

“Anyone that hasn’t been there for a few years would struggle to recognise the street. It is one of the most desired streets in Noosa Heads, loved for its proximity to Hastings Street, peaceful environment, and serene river location.”

The new owner, an interstate buyer, had been active for several years.

”This property ticked all the boxes with its 34m wide waterfrontage and a pontoon plus a rare boat ramp, northeast aspect, and a designer house,” according to Mr Offermann.

It has its own boat ramp and beach.


This sprawling home at 33 Mossman Court, Noosa Heads, has delivered on the mega price that was expected of it.


Among the upgrades the couple made to the property were bespoke timber gates inlaid with sandblasted stone, water features in a courtyard, and lavish finishes including travertine, lava stone, cedar, American oak and tallow wood.

Mr Cox had listed the home’s trump card as being “the magnetism of being in the dress circle, otherwise known as the cul-de-sac that makes it truly breathtaking”.

The home has a large open-plan with floor-to-ceiling ‘disappearing’ doors, leading to an outdoor room with integrated barbecue facilities and servery from the kitchen.

The couple paid $2.1m for the property in 1999 then put in a $1.8m extension in 2009.


The design is fan shaped to make the most of the water views.


He described the boat ramp as being “almost unbelievable” with “lush lawn on the right and a timber deck which extends to a T-shaped jetty in-between. And what’s on either side? A glistening white-sand beach on the 38-metre riverfront”.

“Living in a residence of this calibre in a privileged location with nothing but sand and water out the front, really is the top prize,” was how Mr Offermann saw it.
